How this estimate works
The 2017 Act charges a flat J$1,000 on the first J$400,000 of unimproved value, followed by marginal bands from 0.50 percent to 0.90 percent.
For J$1,500,000 of unimproved value, the result is J$1,000 plus J$2,000 on the next J$400,000 and J$3,850 on the next J$700,000. The total is J$6,850.
Older NLA and Local Authorities pages display conflicting schedules. The calculator uses the enacted 2017 First Schedule and exposes that conflict rather than blending the numbers.

What value should I enter?
Enter the assessed unimproved value on the valuation roll. It is the value of the land without buildings, crops, or other improvements, not the purchase price.
Why can the official balance differ?
The official account can include arrears, penalties, remissions, changed assessments, and other record-specific entries that a schedule estimate cannot see.
Does this show the amount currently owed?
No. It applies the statutory schedule to one unimproved value. Use the official query for the live account balance, exemptions, arrears, penalties, remissions, and record-specific changes.
Is the schedule still current?
The calculator uses the Property Tax Amendment Act 2017 schedule, cross-checked as current in September 2026. JaRanks will re-check it before the planned new valuation roll is used.
